Settlement Services
TAI Direct conducts settlements in Virginia, Maryland and the District of Columbia. This includes coordinating and obtaining loan instructions from the new lender, payoff the old lender, recording the documents, handling all documentation, preparing the HUD-1 Settlement Statement and explaining the financial aspects of the transaction.

Title Insurance
Even though a title search of the land records has been performed, there are other possible "hidden" defects, which a title examination would not reveal, such as fraud, forgery, defective deeds, mental incompetence, missing heirs and indexing errors in the land records. An owner's title insurance policy will protect the purchaser against loss if any of the above title defects result in a claim against their ownership of the property.
TAI Direct will provide the purchaser with an explanation of title insurance and will issue, through one of our title insurance companies, the appropriate coverage. For more information on title insurance, please see the brochures section of this website.
Title Searches/Examinations
TAI Direct performs title searches/examinations in the Commonwealth of Virginia, State of Maryland the District of Columbia. TAI Direct can conduct a limited search or a full examination depending upon your needs. A title search will reveal the existence of easements, liens (such as taxes and judgments) and limits on the use of the property.
1031 Exchanges
TAI Direct has handled numerous 1031 Exchanges (also known as tax deferred exchanges or Starker exchanges). The law firm of Andrew G. Bury, Jr., Esquire, P.C. will act as the qualified intermediary and will ensure the exchange meets all of the IRS guidelines.
