Even though a title search
has been performed on a property, there are other possible "hidden"
defects, which a title examination would not reveal, such as fraud,
forgery, defective deeds, mental incompetence, missing heirs and
indexing errors in the land records. An owner's title insurance
policy will protect the purchaser against loss if any of the above
title defects results in a claim against their ownership of the
property.

and will issue, through one of our title insurance companies, the
appropriate coverage.

TAI Direct
performs title searches in the Commonwealth of Virginia, State of
Maryland and in the District of Columbia. TAI Direct can conduct a
limited title search or a full title examination depending on your
needs. A title search will reveal the existence of certain title
defects and liens, such as unpaid taxes, unsatisfied deeds of
trusts, judgments against the seller and limits on the use of the
property.

Exchanges
TAI Direct has
conducted numerous 1031 Exchanges (also know as tax deferred
exchanges or Starker exchanges). The law firm of Andrew G. Bury,
Jr., Esquire, PC will act as the qualified intermediary and will
insure the exchange meets all of the IRS guidelines established to
ensure the exchange is valid.
